W Financial has provided a first mortgage bridge loan of $11,650,000 secured by a two-story, occupied, mixed-use property in the heart of Southampton’s prestigious Village Business District in the Hamptons area of Long Island, New York. The borrower needed a bridge loan to refinance the existing first mortgage on the property. The borrower will also use the proceeds for tenant improvements and leasing commissions to complete leasing the vacant spaces. The borrower plans to lease the vacant spaces and then refinance or sell the property once it is fully stabilized.
