W Financial has provided a $15,000,000 first mortgage bridge loan on three occupied commercial buildings in the Brighton Beach neighborhood of Brooklyn. The borrower needed a bridge loan to recapitalize equity on these three assets (all of which are unencumbered of any debt) for another business venture, the borrower needed to close expeditiously. The borrower plans to refinance the properties with a CMBS loan in the near future.
